The road on the Northern Border of our land.
As an Engineer, I always look at the worst possible downside. Assume we cannot sell even one single lot. What are we left with? 69,700 acres – 109 Square Miles of our own Private Land. We will have 100 miles of private rivers, 6 miles of Pacific Ocean Frontage, a hundred miles of bicycle and ATV riding paths plus a hundred of miles of hiking paths. We will have some incredible fishing in Fresh Water and Salt Water.
We will be left with the “Worlds largest and most beautiful Playground”. It will have new Roads & Bridges giving us access to the land, as well as our World Wide Internet, TV, and Radio system. Our hot water swimming pool should also be operational.
If we want more land for private use, we can grant each of us 100 acres, and still have lots of common land. Or we can build a house on one of our 2.5 Acre lots. I will still do an extensive search for gold, silver, copper, and other minerals to see if we have any value here. This is one of the most exciting possibilities to me.
We will have a home, in a beautiful and a safe location, part time or full time. And I expect the value of this home will go up. Puerto Montt is the second largest port in Chile and it is expected to be the second largest city. If you want to work or shop in Puerto Montt, it is about a 50 minute drive.

At the other end of the spectrum, we might make a lot more money than I predicted. My numbers are conservative.
This Spreadsheet estimate is for sales of only 3,000 lots. We could make 4,000 sales of lots and homes and still not have an overcrowded community. The door is open to make a lot more income than I have predicted. I am confident that we can make 3,000 lot sales and at least 2,000 home sales in an 8 year period, but I cannot guarantee anything.
My predicted income from Minerals is Zero, but I personally believe it will be a lot more than that. Exploring for minerals on 109 square miles of Virgin Land, in a Mineral Rich country, really turns me on.
Note, on the attached Spreadsheet, that the cash income for each stock holder based on 3,000 lot sales and 2,100 home sales is $528,132 over an 8 year period. And his land value is about $1.4 million. This is a lot more than the $175,000 investment.
(Update, 4/18/09) I just received a phone call from a Japanese man who read our web site. He says he can send 50 Japanese to our Dude Ranch every week and several will buy lots and build a home. I think he is a travel agent. He also said a lot more that I could not understand but it was a very encouraging phone call. I think he wants us to give him a commission on all lots & houses he sells and he may want to make an investment. He will call back after talking to his associates. – We could teach them to ride and do some Rodeo stunts and let them give a Rodeo Show the day before they depart. Of course, we would film it and let them take a copy back home to show their family and friends. If this guy “follows through with this idea” then he just increased our net profit margin by $50,000 a week, from our Dude Ranch Operation alone, plus even more from his lot and home sales. If he does not “follow through” then I will “follow through” with it. Japan has lots of Travel Agents. Based on this phone call, I am going to put a roof over the Rodeo Arena. I don’t want to lose any income due to rain.
